Real estate brokers have said that recently, the land and house prices in Hanoi’s new urban zones such as Trung Hoa, Nhan Chinh, Trung Yen, My Dinh, South Trung Yen and Van Quan continued to fall by 30-50 million dong/m2.
According to surveys, the land and house prices in new urban zones in recent one month saw significant decline. Particularly, the price of adjacent houses and villas in Trung Hoa Nhan Chinh declined by 50 million dong/m2, from 300 million dong/m2 to 250 million dong/m2.
The price of adjacent houses and villas in South Trung Yen decreased from 200 million dong/m2 to 170-180 million dong/m2. Each villa at Ciputra has average price of 30-40 billion dong per unit.
Similarly, for single villas with two fronts in South Trung Yen, on an area of 400 square meters, the sale price is 160-170 million dong/m2. Villas at Vimeco-Pham Hung, Cau Giay covering an area of 135 m2 with completed three floors and full of furniture is being sold at 150-170 million dong/m2.
In new urban zones of Van Quan, Van Khue, the villa price is also above 70-120 million dong/m2. The little lower price of 60 million dong/m2 is in Phap Van area and it is over 100 million dong/m2 in Linh Dam area and 55 million dong/m2 in Viet Hung area.
